A hidden gem located on Florida’s Nature Coast on the Gulf of Mexico, this beautiful expansive resort is surrounded by the natural springs of Kings Bay. Plantation is situated amongst a series of rivers that is home to over 400 West Indian manatees that migrate to the warm waters of these tributaries each year. The 196-room resort offers 16,000 sq. ft. of meeting space and amenities ranging from manatee tours, fishing excursions, 27 holes of golf, 4 dining outlets, and a full-service spa.
Scout began operating Plantation in late 2010 after an ownership group sponsored by an affiliate of Scout, purchased this resort out of foreclosure. In its more than six years as manager, Scout was responsible for transforming this tired hotel into a popular “old Florida” destination. After overseeing a thoughtful renovation program in 2011 and 2012, Scout was able to unlock the resort’s potential and completely turn around the financials of the hotel. Through a combination of intensive sales and marketing efforts and Scout’s decision to affiliate the property with the ideal national “soft brand”, total revenues increased 96% and profit increased 30-fold during Scout’s tenure. Scout improved occupancy by 24 points and RevPAR increased 110%. Under Scout’s leadership, a rebranding of the F&B outlets resulted F&B revenues increasing by 81%. Further, Plantation’s Adventure Center became a focal point for operations and the most popular spot at the resort during manatee and scalloping seasons – revenues at the marina increased nearly five times over the six-year period. Scout was heavily involved in advising and working with its ownership and broker to facilitate a sale of the property in early 2017 which provided a strong return on investment.
